Older Roofs Under Solar Downtown

The Heritage District is where Gilbert started, and Solar Panel Repair on the older homes around downtown is a different job than in the newer subdivisions to the south. Gilbert was founded in 1891, land was provided to the Arizona Eastern Railway in 1902 for a line between Phoenix and Florence, and the town became known as the Hay Capital of the World from 1911 into the late 1920s. Only about 4% of Gilbert's homes predate 1980, so an older house near the original townsite is the exception in this town, and it needs a different approach.

Why older roofs change the plan

An older home may have been reroofed more than once, sometimes with layers over layers, and its framing may not follow modern spacing. Before solar went on, someone had to find rafters for every mount. When the roof needs replacing, the array has to come off, and when it goes back, the mounts need to land in solid framing again with fresh flashing.

Our remove-and-reinstall process

  • Record the system: photos, string map, model numbers and a production baseline
  • Shut down and disconnect safely, labeling every wire
  • Remove panels and racking and store them protected
  • Coordinate with your roofer on timing and mount locations
  • Install new flashed mounts into framing, rewire, test every string and confirm output

Upgrades worth doing while it is down

A reinstall is the cheapest time to replace old wire and connectors, swap a failing inverter, replace damaged panels or add a pigeon screen. Older systems around downtown may predate panel-level monitoring, and adding it during a reinstall makes future problems easier to spot.

Deed restrictions on older lots

Arizona's A.R.S. 33-439 voids deed restrictions that effectively prohibit solar, but it does not apply to instruments entered into before April 17, 1980. Most homeowners will never run into this, but on older parcels it is worth knowing what your deed says before moving or expanding an array. For visible changes near the historic core, a call to the Town is also a good idea.

A district that is changing

The Town runs a redevelopment team and public art projects in the Heritage District, and Park University, for example, opened a Gilbert campus there in 2018 in 18,000 square feet of the University Building. More activity can mean more construction dust and new shade from taller buildings. If your production changed after something went up nearby, we can check whether shade is the cause. Gilbert Heritage District Questions

My older home has an odd roof structure. Can the array go back in the same place?

Usually, but we confirm the mounts can land in solid framing. If a spot will not hold, we adjust the layout and explain the change before reinstalling.

Do I need permission to put solar back on a home near the historic core?

Putting the same array back in the same spot is usually straightforward, but check with the Town before visible changes. We can help you describe the work.

Should I upgrade the system while it is off the roof?

If parts are failing or monitoring is limited, a reinstall is the cheapest moment to do it. If everything is healthy, a straight reinstall is fine.
