Leaks at the Mounts
Six miles northwest of downtown Florence, Anthem at Merrill Ranch was developed by Pulte and Del Webb, and here a Solar Panel Repair visit is often prompted by water rather than by low output. A ceiling stain under the array, a drip in the garage, or a damp spot in the attic usually traces back to one of the attachment points holding the racking to the roof.
Why leaks show up late
Florence averages only about 10 inches of rain a year. A poorly sealed mount can sit through months of dry weather without a drop getting through, then leak during the first strong monsoon storm. By the time a stain appears on the ceiling, water may have been reaching the roof deck for a while.
Leak sources we check
- Mount penetrations sealed with caulk alone, with no flashing under the tile
- Underlayment that was cut around a mount and never patched
- Tile that slipped or broke under foot during the original install
- Conduit entering the roof without a proper boot
- Blown dust and leaves piling against the high edge of the array and steering water sideways
How the repair goes
We find the source first, from the attic when we can get in and from the roof around the suspect mounts. Then we remove the panel or panels over the leak, pull the mount, repair or replace the underlayment patch, install correct flashing, reset the mount into solid framing and reseal. Cracked tiles are replaced. The panels go back on, and we test the circuit before leaving.
Tile takes care
A single-story roof is simpler to reach than a two-story one, but it does not make tile any less fragile. Walking a concrete tile roof without cracking pieces takes care, and every cracked tile is a future leak.
A spring check before monsoon
The North American monsoon typically runs from June into mid-September and brings flash flooding and lightning. A spring look at the mounts, flashing and tiles around the array, plus clearing debris on its uphill side, catches small problems before the first heavy storm turns them into ceiling stains.
Community rules
Planned communities have architectural guidelines, but Arizona law (A.R.S. 33-1816) says an association cannot ban solar devices and can set only reasonable placement rules. Leak repairs keep the array where it is, so they usually raise no design questions. If tiles need replacing, ask whether the association keeps a color match on file. Call (602) 497-2583 when you find a stain.

Anthem at Merrill Ranch Questions
Is the leak covered by my builder or my solar installer?
That depends on who installed the system and what warranties are still active. We can document the cause so you know whether to file a claim.
Should I seal around mounts myself?
Please do not walk a tile roof. Surface caulk over a missing flashing also tends to fail again. A proper repair replaces the flashing.
The stain is in my garage, not under the panels. Could it still be the solar?
Yes. Water can run along the deck or a rafter for several feet before it drips, so the entry point may be well uphill of the stain. We trace it from the attic before lifting any tile.
